Anthem did not exist before 1999. Del Webb drew it on the desert north of the Carefree Highway, built the parks and the lakes and the golf course first, and then put up thousands of homes in a single sustained push through the mid-2000s. Parkside, the Country Club, the hillside lots toward Circle Mountain: nearly all of it is copper under slab, nearly all of it installed within a few years of the rest. Uniformity is a virtue in a master plan and a liability in a pipe. Everything ages together, and the age at which slab copper in Valley soil begins to pinhole on the hot side is roughly the age Anthem is now.

Water in Anthem
Anthem's water comes through a private utility rather than the City of Phoenix, but the meter carries a low-flow indicator like any other, and the test is the same: close the house, the irrigation, and the pool autofill, then watch the dial for two minutes. Anthem bills swing with summer irrigation, so compare the same month year over year. A leak lifts every month; the sprinklers lift only the hot ones. If the dial turns with everything closed, call. If it does not, the irrigation controller is the first place to look.
