Before the freeway, Avondale was the town by the river: a main street near the Agua Fria, farm houses, workers' cottages, and the plumbing that came with them. Those blocks are still there, and so are their clay drains and galvanized supply lines, patched over the decades by whoever was handy. North of the I-10 a different city grew in the 90s and 2000s: Garden Lakes on engineered water, Rancho Santa Fe, Coldwater Springs, and the long grid of subdivisions toward Goodyear, nearly all copper under slab, nearly all now twenty to thirty years old. The river town leaks because its pipe is old. The new town leaks because its pipe is reaching the age where copper in wet clay begins to go.

The meter test in Avondale
City of Avondale meters carry a low-flow indicator. Close every valve on the property, including the pool autofill and the irrigation controller, and watch the dial for two minutes. If it turns, water is leaving the system and we will find where. If it does not, the yard's dampness is the river's business, not yours, and that is a good day.
