There was not much of Surprise before the late nineties: the original square mile near Grand Avenue, a few farms, and a lot of intentions. Then Sun City Grand opened, the 303 was drawn on a map, and the city added a hundred thousand people in a decade. Marley Park, Sierra Montana, Rancho Gabriela, Surprise Farms, Greer Ranch, the whole grid west of Bullard: all built in a single burst, mostly copper under slab, on the same old farmland clay that the rest of the West Valley sits on. Uniform construction has one consequence nobody advertises. Everything ages on the same schedule, and the schedule is now.

Water in Surprise
Surprise water comes through the city and, in parts of the older communities, through private providers, but every meter carries some form of leak indicator. The test is the same everywhere: close the house, close the irrigation, close the pool autofill, and watch the meter for two minutes. Surprise bills swing with summer irrigation, so compare the same month year over year, not month to month. A leak lifts every month; the sprinklers lift only the hot ones.
