Paradise Valley is a town of one-acre minimums and no two houses alike, which is precisely the problem. A home built in 1962, added onto in 1978, gutted in 1995, and refreshed last year has four generations of pipe under one roof, joined wherever the last contractor found the old line. Copper meets galvanized meets PEX at fittings nobody documented. The pool has been resurfaced twice and re-plumbed once. The irrigation feeds a landscape that costs more than most houses. When something leaks, the question is not just where, but which decade.
Where Paradise Valley leaks
Original slabs under remodeled homes
The kitchen was moved; the hot line under the old kitchen was not. It fails under a room that now has no plumbing in it, which confuses everyone but the thermal camera.
Large pools and spas
Multiple returns, in-floor cleaning systems, water features, and spa jets, each on its own line. We pressure-test every one so the repair opens one spot on the deck.
Long private service lines
Meter at the road, house far up the drive, line installed decades ago. We trace the route first; it is rarely where anyone thinks.
Estate irrigation
Mature landscaping on multi-zone systems running at night. A cracked main under a lawn runs for a season before the bill is questioned.
Mountain and hillside lots
Camelback and Mummy Mountain properties on rock. Leaks travel downhill along the stone and surface where they please.
Guest houses and outbuildings
Casitas, pool houses, and studios on lines that branch off the main at unknown points. Isolation by branch narrows it fast.
Four remodels leave four sets of pipe. The leak is usually in the set nobody remembers.
Discretion, and a report that fits the property
We do not tear into anything. Our methods are acoustic, thermal, and pressure-based, and the only opening is the one your plumber makes at our mark. We schedule around your household and your staff, we work quietly, and we hand you a report with photos, thermal images, a site sketch, and depth, written so an estate manager, an insurer, or a contractor can act without a second visit. If you prefer, we coordinate directly with your property manager.
The Paradise Valley visit
- 1
Meter first
Town meters carry a low-flow indicator. Everything closed, dial watched. Yard or house in two minutes.
- 2
Isolate by branch
Main house, casita, pool, spa, features, irrigation. On an estate this step is most of the work.
- 3
Trace every line we listen to
Because nobody has a drawing that survived four remodels.
- 4
Estate-ready report
Photos, thermal images, sketch, depth, and a plumber we trust. Delivered to you or your manager.
Paradise Valley leak detection questions
Can you work with my property manager instead of me?
Yes. Give us the manager's number and we schedule, work, and report through them, with you copied on the report if you like.
The floor is warm in a room with no plumbing. How?
Old plumbing. A hot line from an earlier layout still runs under that floor, capped or live, and it has failed. The thermal camera finds the plume; the pressure test tells us whether the line is still live.
Will you damage the pool deck or the landscaping?
No. We locate from the surface and mark the spot. The contractor lifts only what is needed at the mark.
